전월세 전환율은 전세보증금을 월세로 환산할 때 적용하는 연 이율입니다. 주택임대차보호법은 갱신 계약에서 전환율의 상한을 「기준금리 + 대통령령 가산율(2%p)」과 10% 중 낮은 값으로 제한합니다. 즉 기준금리가 3.5%라면 상한은 연 5.5%입니다.

전환율이 같아도 보증금 규모가 두 배가 되면 환산 월세도 정확히 두 배가 됩니다 — 전환 공식이 보증금에 정비례하기 때문입니다. 그래서 보증금 일부만 월세로 돌리는 "반전세" 계약에서는, 남겨둔 보증금이 아니라 월세로 돌리는 부분의 금액에만 전환율을 곱해야 합니다. 예를 들어 보증금 2억원 중 1억원만 월세로 전환한다면 위 표의 "1억원" 행을 그대로 적용하면 되고, 2억원 전체 행을 적용하면 실제보다 두 배 많은 월세로 잘못 계산하게 됩니다.
계약서를 쓸 때는 "보증금 총액"과 "전환 대상 금액"을 같은 문구로 뭉뚱그리지 말고 두 금액을 각각 명시해 두는 것이 나중에 분쟁을 줄이는 방법입니다. 특히 갱신 계약에서는 직전 계약의 보증금·월세 조합에서 이번에 얼마를 더 월세로 돌리는지가 핵심이므로, 계약서 특약란에 전환 대상 금액과 적용 전환율을 함께 적어 두면 추후 상한 위반 여부를 따질 때도 근거로 쓸 수 있습니다.
보증금을 월세로 돌릴지 판단할 때는 전환율만 보지 말고 그 보증금을 예치했을 때 받을 이자와 비교해야 합니다. 전환율이 예금 금리보다 높으면 보증금을 남겨두는 쪽이 유리하고, 반대라면 월세로 돌리는 편이 낫습니다. 여기에 대출을 끼고 있다면 대출 금리가 기준이 됩니다 — 보증금을 줄여 대출을 갚는 것과 월세를 더 내는 것 중 어느 쪽 부담이 작은지가 실제 판단 기준입니다. 월세는 소득공제나 세액공제 대상이 될 수 있고 전세자금대출 이자도 별도 공제가 적용되므로, 세후 기준으로 비교해야 결론이 뒤집히지 않습니다.
At the same conversion rate, doubling the deposit exactly doubles the equivalent monthly rent — the formula is directly proportional to the deposit. This matters for partial jeonse-to-monthly ("半全貰") deals: apply the rate only to the portion being converted, not the amount kept as deposit. Converting 100M of a 200M deposit means using the "100M" row above — applying the full 200M row would double-count the rent.
When drafting the contract, spell out the total deposit and the converted amount separately rather than blending them into one figure — this heads off later disputes. Renewals in particular hinge on how much of the prior deposit/rent mix is being converted this time, so noting both the converted amount and the applied rate in the special-terms section gives you something concrete to point to if a cap dispute comes up.
Deciding whether to convert at all means weighing the rate against the interest that deposit would earn if left in place: above deposit rates, keeping the deposit wins; below them, converting does. Where borrowing is involved, the loan rate becomes the benchmark — the real question is whether reducing the deposit to repay debt costs less than the additional rent. Monthly rent may qualify for a deduction or credit and jeonse loan interest carries its own deduction, so the comparison holds only after tax.
