Acquisition tax is a local tax paid when acquiring real estate, based on the acquisition price. The rate varies by bracket (600M / 900M KRW), plus a rural special tax and local education tax on top.
Rate brackets (single house, 2026)
Up to 600M KRW: 1%. 600M–900M: a graduated formula. Over 900M: 3%. Rural tax (0.2%) applies if the exclusive area exceeds 85m²; local education tax is added on top.
Multi-house surcharge
Multi-house or corporate acquisitions may face surcharge rates of roughly 8–12%, but rules vary by region and are subject to change. This tool computes only the base rate; check Wetax for surcharge applicability.
The 600M–900M bracket formula, with real numbers
For acquisition prices over 600M and up to 900M KRW, the rate follows a graduated formula: (price ÷ 100M × 2/3 − 3)%. For a price of 750M KRW: 7.5 × 2/3 = 5, 5 − 3 = 2, so the rate is 2%. Acquisition tax = 750M × 2% = 15M KRW; if the exclusive area is 85m² or less, no rural tax applies, and local education tax adds 15M × (2%×0.5) × 20% = 1.5M, for a total of 16.5M KRW. This bracket is designed to transition smoothly from 1% at 600M to 3% at 900M.
The formula connects smoothly at both boundaries: plugging in exactly 600M gives (6×2/3−3)=1%, matching the rate for the 600M-and-under bracket, and plugging in exactly 900M gives (9×2/3−3)=3%, matching the over-900M bracket. The three brackets are designed to meet without any jump in rate.
On top of the base tax, a rural special tax and local education tax are added. The rural tax funds rural development, and the local education tax funds regional education budgets — both are surtaxes billed and paid together with the acquisition tax.
Acquisition tax must be filed and paid within the deadline set by the Local Tax Act from the acquisition date, or penalties may apply. Verify the exact deadline and required documents with Wetax or your local tax office.
You can cross-check whether the result matches the actual amount owed using Wetax's local-tax pre-calculation service. Regional ordinances or exemptions may cause a difference from this calculator's base-rate result, so for large transactions, always verify once more with Wetax or a tax professional.
Surcharge rates for multiple homes and how homes are counted
The table above covers a first home. Buying while already owning changes the rate entirely — and counting how many homes you own is less obvious than it looks.
Surcharge rates
| Case | Rate |
|---|---|
| Third home, non-regulated area | 8% |
| Corporations and third-plus homes in regulated areas | 12% |
| Rural special tax (over 85㎡) | 0.2% |
A second home in a regulated area is also surcharged. Designations change frequently, so check the status as at the contract date.
What counts toward the total
- Pre-sale rights and redevelopment rights count, even before a building exists, measured from the contract date.
- Residential officetels count where property tax is assessed on a housing basis; those registered for business use do not.
- Homes with a published price of 100 million KRW or less are excluded, except within redevelopment or reconstruction zones.
- Inherited homes are excluded for five years from acquisition.
- Counting is by household, aggregating homes held by a spouse or unmarried minor children.
Temporary two-home situations
Buying a new home before selling the old one is not surcharged if the previous home is disposed of within the allowed period. Missing that deadline by even a day triggers recalculation at the surcharge rate, plus penalties.
Filing at the standard rate and failing to sell in time leads to collection of the difference; conversely, paying the surcharge and then selling in time allows a refund claim. Either way, document the disposal date.
The permitted period differs by regulated-area status and has changed with policy, so confirm the current rule with the local tax office or Wetax before contracting.
Filing and payment
Acquisition tax must be filed and paid within 60 days of acquisition — the balance payment date for a purchase, or the registration date if registered first. Inheritance allows six months from the end of the month in which it opened.
Late filing draws both filing and payment penalties. Since transfer of ownership cannot be registered without paying, the process is usually handled alongside registration.
Local education tax is charged with it, and homes over 85㎡ also attract the rural special tax — which is why the total exceeds the acquisition rate alone.
